Interstate Paving LLC knows that you should schedule your first asphalt restoration at around 1 to 3 years. Think of it as an “oil change” for your parking lot or driveway. As part of our warranty, we inspect your pavement at around 10 to 11 months. This is key to catching any possible material defects. 

Your pavement engineer or project manager should conduct a warranty inspection, looking for any surface defects, substantial failures, excessive cracking or loss of fine aggregate – anything indicative of pavement issues. We use only state of the art technology in our restoration work, a maltene-replacement formula commonly referred to as Maltene Replacement Technology (MRT).

Fight the urge to paint your parking lot or driveway black with the many coal tar sealants on the market. These pose an environmental and health hazard and retain heat that can accelerate UV damage to your pavement. They can also burn a dog’s paws in minutes. Always ask for the Safety Data Sheet of any material prior to allowing a contractor to apply it.

Cracksealing is a great preventative solution that fights pavement erosion and supports the longevity of your parking lot. It’s also an effective way to minimize damage to your pavement, delay asphalt replacement and maintain the aesthetic of your parking lot. Some cracking of asphalt over time is inevitable. UV damage creates a loss of elasticity and the freeze/thaw cycle coupled with high summer temperatures will eventually cause small cracks to form in any asphalt surface, no matter how well engineered.

People often ask: is resurfacing the same thing as repaving?

Resurfacing reinforces your asphalt driveway by repairing cracks and other breaks in the pavement, which improves the overall look and structure of the driveway. Repaving involves removing the old asphalt and laying a whole new surface. So resurfacing is more economical, less time and labor intensive and far less disruptive.

And while seal-coating can preserve your paved surfaces, over-sealing, or using a coal-tar based “sealer” on your driveway or lot can actually cause extensive cracking on the surface and speed up the deterioration process. Resurfacing is a good alternative when appropriate, and Interstate Paving LLC has the experience and knowledge to assess and advise which route to take.
